On 24 March 2014, the Queensland Government released to the community the master plan for the Commonwealth Games Village – the $500 million catalyst project signalling the redevelopment of Parklands.
Development of the Commonwealth Games Village will occupy 7 hectares of the 29 hectare Parklands site.
The transformation of Parklands will begin with the construction of the Commonwealth Games Village to deliver essential accommodation and services for GC2018. Construction will commence in 2015.
After GC2018, this significant infrastructure will be transformed into a new mixed-use community.
This will include a new residential community and a business hub for health and knowledge, commercial and retail development. This will be integrated with the Gold Coast Health and Knowledge Precinct which is already open for business.
The Commonwealth Games Village has been architecturally designed and captures the essence of the sub-tropical environment of Queensland’s south coast with special attention being paid to sunlight, shading, natural air flows and water.
The master plan design includes more than 1200 dwellings – comprising 1171 one and two bedroom apartments and 82 townhouses across more than 30 new buildings ranging in height from single level to eight levels. This accommodation will become the residential component of this new vibrant, mixed-use, master planned, health and knowledge community after GC2018.
The developer’s approach is to create a tailored institutional investment vehicle to hold and rent the village dwellings after GC2018, with a gradual sell down over time. Approximately 12 hectares of land will be held by the State for future health and knowledge use.
Other key features of the master plan include:
- creation of a village heart that is identifiable during Games-mode and for the future urban community
- over 7 hectares of total green and open space, landscaped areas, including a community park
- over 6,000m2 retail precinct
- 12 hectares of land for future health and knowledge development.
